  • WHO PAYS FOR MAINTENANCE AND REPAIRS TO MY PROPERTY?

    The owner pays for maintenance and repairs, unless the tenant has agreed to assume responsibility for an item. In that case, we will seek reimbursement on your behalf from the tenant.

     
  • What is typically involved in preparing a property to be rented?

    Typically, you should anticipate preparing the property for tenant occupancy, ensuring it’s in excellent condition. This process may encompass tasks like painting, patching, carpet cleaning, and minor repairs. Maintaining your property in good condition can lead to faster rentals and higher rental rates.

    As part of our standard lease agreement, we require tenants to arrange for professional cleaning when moving out. This helps minimize vacancy periods between tenants, ensuring minimal downtime. We expect each unit to be in pristine condition, from the ceiling to the floor, before a new tenant moves in.

    Small repairs are included in the monthly management fee. However, if you wish for us to oversee a more extensive renovation, we are more than capable of doing so. Please note that there will be an additional 10% management fee added to the renovation cost in such cases.
